As a former U.S. Forest Fire Fighter, Ryan focuses on ensuring his clients receive the highest level of customer service. Ryan is a licensed Realtor® and an experienced Investor who provides Strategic Marketing and Transaction Management services to his clients across many Boise markets.

The Challenge

Off-the-shelf templates do not work.

The real estate market in the U.S. is one of the most competitive ones in the world and with thousands of new agents every year you need to have a solid strategy and a deep understanding of the local market and their needs.

Boise is the capital and more populous city of the U.S state of Idaho and offers a great example of this.

The no.1 problem real estate agents are facing when working with random agencies?

A huge volume of low-quality leads that flood your CRM and overload you with ZERO return.

In order to avoid this, we knew we had to make sure we understand both our client’s needs but also the local market and bridge the two together while offering true value.

Our Process

You never want to start running ads before you fully understand your client and their audience.

The first thing we do is to do a full audit of everything the company has online.

That means:

  • Website
  • Social Media
  • Email Marketing

This process allows us to find errors, areas that can be improved and tap into the psychology of the business.

Step 1. The Website

The Premier Group had a great website.

Clear call to actions, clean design and overall great user experience.

The speed of the website is another important factor that was already good here.

Since we wanted to have an isolated area for future tests we decided to design three landing pages.

One for Buyers, one for Sellers and one for listing promotions.

This allowed us to make tweaks and edit without affecting the main site.

Next we installed a heatmap and user recording tool that would give us deep insights about user behavior and drop off points.

Any business that starts advertising for the first time needs to use a heatmap tool and ideally collect recordings.

We also installed and set up Google Analytics, GTM, and Facebook Pixel.

Step 2. Social Media

Now it was time to audit social media.

We wanted to get a good understanding of how The Premier Group was communicating with their audience.

To do that we look at data from the past 3-6 months and review all posts and comments.

Ryan was using his personal profile and was killing it with visually appealing content, good frequency, and by actually caring for his local community!

This is allowing him to both build the Premier Group team and strengthen his personal branding, which is really important for a real estate agent.

Step 3. Email Marketing

Nothing is worse than signing up to an email list and getting an email that you feel was meant for someone else, or worse not receiving an email at all! (yikes)

Besides actually logging into the backend and going over the main email sequences, we actually signup as users.

That really puts us in the user’s shoes and allows us to pinpoint mistakes and errors while ensuring everything is 100% good to go.

With all of the above as well as competitor research we performed we were ready to create the tailored strategy.

Ad Strategy

We start with the client’s goals and then proceed based on data.

Having worked with many real estate agents in the US, and spent a few million on ads we already have a good understanding of what kind of creatives will work.

What you want is something that:

  • Stands out
  • Incorporates the brand color and style
  • Provides a clear message on what you are offering and who is it for
  • And showcases what makes you different
We ended up with an amazing collection of ads that did all of the above.

Results

Right from the start, we were getting good results from the ads.
(Sorry no dramatic turn of events )

In the first 2 weeks, we already had 18 high-quality leads, and that was just the start as we finished the 1st month with 33 strong buyer and seller leads.

But we knew there was room for improvement.

By reviewing the initial data, we were able to pinpoint the best demographics and neighborhoods.

We now knew how to adjust the ads to get better results.


We finished the second month with 31 leads but having spent ~20% less money!

The 3rd month was the moment of truth.

We knew that Ryan and the Premier Group team were doing amazing work with their clients, so it was all on us to get them quality leads.

We had the data.

We knew what their audience was looking for.

It was time to invest more.

We doubled the spending and drafted more creatives, used amazing videos, and optimized everything.
